Loon Property Group manages rental homes, cottages, and camps in Belgrade Lakes and the surrounding lakes region of central Maine. If you own a lake house, a year-round rental, or a camp that is busy in summer and quiet in winter, we handle the tenants, the rent, the repairs, and the reporting, so you are not driving out for every call. To talk through your property, call (207) 577-4852.
Renting on the lakes
Belgrade had 3,250 residents in the 2020 census, and the population roughly doubles in summer as seasonal residents return to camps along Great Pond, Long Pond, and Messalonskee Lake. In the 2010 census, 818 of the town’s 933 vacant housing units were held for seasonal or vacation use. That mix of year-round and part-year homes is what makes a rental here different from one in a city: demand, upkeep, and occupancy all follow the seasons.
The town is spread across several villages, including Belgrade Lakes village (often just called “the Village”), North Belgrade, and Belgrade Depot, and Routes 11, 27, 135, and 225 run through it. Having someone nearby who knows which road a camp is on, and who can reach it quickly, matters more here than most places.
What property management in Belgrade Lakes includes
- Tenant placement and screening. Marketing the home, showings, applications, and background screening, whether you want a year-round tenant or a lease that fits your own use of the property.
- Rent collection. Online rent payments and clear monthly statements, with records that make tax season easier.
- Maintenance coordination. Tenants submit requests with photos through the portal; we triage, dispatch from our network of local trades, and keep everyone updated until it is resolved. For camps, that includes the seasonal work, such as spring opening, fall closing, and winter checks.
- Heating and cooling. Our sister company, Local Energy, is based in Belgrade and serves the area’s homes and camps.
- Owner reporting. Rent history, maintenance activity, and expenses, available whenever you want to look.
Long-term and short-term rentals
Lake properties often suit either approach. Read more about long-term rental management and short-term rental management. If you rent by the week, ask us about the state tax registration and any local licensing that applies before your first guest arrives. To the north, our Waterville page covers the other end of our service area.
One portal for owners and tenants
Every owner and tenant gets their own login to our tenant and owner portal: lease documents, rent payments, maintenance requests, and direct messages in one place instead of scattered across email and text threads.
Common questions
Do you manage camps and seasonal properties on the Belgrade lakes?
Yes. We manage lake houses, cottages, and camps in Belgrade Lakes and nearby towns, both year-round rentals and properties used seasonally by their owners.
Can you look after a camp that sits empty in winter?
That is a common request. We coordinate seasonal opening and closing, regular check-ins, and repairs through local trades, and report back through the owner portal.
Do you handle heating and cooling for rental homes here?
Our sister company, Local Energy, is based in Belgrade and provides heating and cooling service. We can coordinate it as part of normal maintenance.
